1. Company Information

The Company operates a real estate and property management business in the State of Florida and may be contacted through official communication channels provided on its website.

2. Services Provided

We provide property management, tenant placement and leasing, property marketing, rent collection, maintenance coordination, tenant screening and approval, and real estate brokerage services depending on individual agreements.

3. Eligibility and Use of Services

Users must be at least 18 years old and legally capable of entering into agreements. All information provided must be accurate. We reserve the right to refuse or terminate services if false information is submitted.

4. Tenant and Owner Relationships

The Company may act as property manager, leasing agent, or both. Lease agreements may exist directly between tenants and owners or through the Company depending on the arrangement.

5. Rent Collection and Payments

Rent is collected and held in designated accounts. Payments may be made via approved electronic methods. Late fees apply if rent is not received by the 5th day of the month, as stated in lease agreements.

6. Fees and Charges

Applicable fees may include leasing fees, management fees, application fees, and late fees. Maintenance markups are only applied if stated in a written agreement.

7. Maintenance Responsibilities

Maintenance requests must be submitted through approved channels. Third-party vendors may be used. Normal wear and tear is the owner’s responsibility, while tenant-caused damages are billed to tenants.

8. Website Use Restrictions

Users must not provide false information, misuse the website, or interfere with its operation. Access may be restricted at our discretion.

9. Communication Consent

Users consent to receive communications via email, phone, and SMS for service-related updates. Marketing communications may be opted out at any time.

10. Compliance with Laws

We comply with applicable Florida real estate laws and Fair Housing regulations.

11. Limitation of Liability

We are not liable for indirect, incidental, or consequential damages or delays caused by third parties.

12. Governing Law

This agreement is governed by the laws of the State of Florida. Any disputes shall be resolved in Florida courts.

13. Amendments

We may update these Terms at any time. Continued use of services constitutes acceptance of any changes.
